Translated Abstract
Xi’an is developing rigorously to be a national innovative tourism city. Fully utilizing its advantages and opportunities, turning the city into the economic and cultural hub in Northwestern China is current development mentality for Xi’an. Under this context, the railway station together with its immediate surroundings will be forged into an integrated “Station - City - Palace” commercial and cultural center, considering the specialty of the site’s location. As the author, I am honored to participate in this design, and I hope to explore the design methodology of district business models.
Through on-site surveys and investigations, grasping the site’s current conditions and analyzing its advantages and disadvantages, the issues that would be confronted by the business developing patterns are been proposed in this paper through the three aspects of commerce, culture and transportation: how to establish the commercial value of railway station and its surroundings; how to realize the superimposition of the transportation hub and the great relic area culture; how to accomplish the integration of urban spaces. Based on the studies of the commercial architecture in the framework of the development and consumerism culture around the railway station and its surrounding buildings, and by analyzing successful case study analysis of domestic and international development projects around railway stations, three developing patterns of railway stations and their surrounding commercial districts has been inducted and used as guideline for the project. Because of the particularity of the site’s location right next to Daming Palace National Heritage Park, “lifestyle center” is proposed to differentiate from the regular commercial center, which is rooted in the business development model of the characteristics of “one-stop” and “experiential”. Railway station lifestyle center will set the goal of connecting it with the great relic area, targeting the project to the apex of oriental culture, northwestern three-dimensional urban business circle, and undergoing overall design through program strategy, cultural strategy and transportation strategy. The characteristics of the business model of lifestyle center lies in: focus on recreational functions, emphasis on environmental design, professional quality of commercial forms, and attention on architectural design. The paper will elaborate through five aspects of development intensity, combination of commercial forms, distribution of programs, spatial structure and cultural connotations, and extract specific design examples of business models through these five aspects to complete the discussion of the design of the project’s business model.
The paper summarizes the design guidelines of the project: according to the three kinds of commercial models of railway stations and its surrounding buildings, from four aspects: commercial controlling, following the people-oriented principle, highlight the regional culture , excavation and development of traditional spatial pattern , to guide the design.The discussion not only demonstrates practical implications to the renovation of the urban region in which the projects resides, but also provides valuable experiences for future similar commercial developments.
